It sets strict timescales for landlords to investigate and fix damp, mould and ventilation hazards in rented homes, making effective ventilation a legal priority rather than an optional extra.
DMEV (Decentralised Mechanical Extract Ventilation) fans are fitted room-by-room in kitchens, bathrooms and utility spaces. PIV (Positive Input Ventilation) is a single loft-mounted unit that ventilates the whole property at once. Under Awaab’s Law, landlords in Scotland must investigate reported damp, mould and condensation issues within set timescales and carry out any necessary repairs — including inadequate ventilation — promptly. Having compliant DMEV or PIV ventilation installed helps landlords meet these new obligations.
